Overview
A Community Designed in Context, Connected by Purpose
Since opening its doors in 1956, Cloverdale Mall has served as a cherished gathering place for Etobicoke residents and visitors alike. The masterplanned redevelopment of Cloverdale will elevate this historic destination into the city’s invigorating west gateway. It will become a dynamic, inclusive, and sustainable mixed-use community rich with opportunities to connect, create, shop, and live well.
Introducing a new form of gentle urbanism, Cloverdale’s transformation embraces a thoughtful, multi-phased approach guided by extensive community consultation and collaboration. Located in the heart of Central Etobicoke at Dundas Street and Highway 427, the 32-acre masterplan seamlessly connects to surrounding neighbourhoods and transit, integrating new opportunities for living, gathering, and recreation.
Designed to foster connection and well-being, the Cloverdale community will feature over nine acres of landscaped open space, including two public parks, a Square at the heart, and a green, landscaped trail along the site’s edge. Together with a retail main street, the Cloverdale Square, animated with experience-driven shops and local culture, will form a lively social core, complemented by an event terrace, public parks, other communal amenities and a daycare with a dedicated outdoor play space.
With a diverse mix of housing types designed to meet a range of needs and lifestyles, Cloverdale is envisioned as a welcoming, sustainable community, a place that inspires belonging and embodies a lasting sense of place.
