A new 27-storey mixed-use rental tower has been proposed at 1153 Queen Street West in Toronto by QuadReal Property Group, with design by Turner Fleischer Architects. The development site sits roughly 200 metres north of the future King-Liberty GO Station, positioning it within a major transit area that supports high-density growth. As UrbanToronto reports, “The 27-storey tower would rise to a height of 99.35 metres, making it one of the tallest buildings in the West Queen West area.”
The proposal covers an assembled 2,560-square-metre site currently occupied by two low-rise commercial buildings, one containing ten rental units. The plan calls for 357 new market-rate rental apartments and ten rental-replacement units, totaling 24,843 square metres of gross floor area with a floor-space index of 9.71. According to the report, “The proposal includes a six-storey podium that steps back from levels five to eight to create a gentler transition to neighbouring properties.”
At street level, the development would bring 763 square metres of retail space along Queen Street West, enlivening the pedestrian experience. Amenities for residents include 577 square metres of indoor space and 525 square metres of outdoor space located on the second and ninth floors. Parking is planned across two underground levels, offering 133 vehicle spaces and 407 bicycle spaces.
Transit accessibility is a key strength of the site. The 501 Queen streetcar passes directly in front of the property, and major north-south routes on Dufferin and Ossington are nearby. “The proposed tower would sit just a four-minute walk from the upcoming King-Liberty GO Station,” the article notes, underscoring the project’s alignment with Toronto’s transit-oriented development goals.
As part of a wave of intensification in the West Queen West corridor, the 1153 Queen Street West proposal complements several nearby projects, including a 29-storey tower at 1117 Queen West. Together, these developments signal the area’s evolution into a denser, more connected urban hub that balances residential needs with local retail and mobility.
